Complete redevelopment of vacant Historic brick and heavy timber warehouse into 173 modern apartments with underground covered parking. Structural work included removing 31 structural basement columns to allow for vehicle traffic and create parking spaces, as well as cutting two large light wells deep into the building. The project required a full set of new utilities, 100% replacement of all windows with historically approved new windows, and Americans with Disabilities Act access throughout.
The project was designed to qualify for, and ultimately received, both full historic tax credits & Brownfield tax increment financing.
Apartments leased up as quickly as they were completed, and to our knowledge, the building has been fully occupied since it was completed.
